Mixed use, commercial, residential and industrial properties are available throughout the continental US. Centric to property location is the belief that diversification plays an important role in investment risk, balance and opportunity. This is just one reason that TIC properties may be an excellent consideration.

Beyond diversification an important consideration is asset quality. TIC properties are generally investment or institution grade properties typically held by large scale investors such as pension plans, insurance companies, and others. In addition to physical quality, tenants also weigh heavily in the quality of a real estate investment.

Because TIC properties often involve credit tenants, this is just one more reason that TIC properties can provide an excellent investment alternative.

Accreditation – Who May Invest

Investors must be qualified and accredited to view property offerings. Simply put, the Investor must meet the criteria as defined in Rule 501(a) of Regulation D of the Securities Act.

As with most investment real estate, the purchase of an interest in a TIC property involves a high degree of risk and is suitable only for persons of substantial financial means who have no need for liquidity in this investment. For a complete overview of accreditation and whether a TIC may be suitable for you, contact a TIC Specialist today to learn more.
